Village of North Bend
Planning and Zoning Hearing September 12, 2022

Attendance: Mayor Doug Sammons, Chair Bev Bolser, Tia Ruehlman, Don Karches, Dave Moorman and
Nathan Baker, Hamilton County Planning & Zoning

Absent: Mike Bailey


Bev Bolser, Chair of Planning and Zoning opened the meeting stating this hearing is regarding the Village of North Bend applying for permits to erect two steel buildings on North Bend property. One building is a carport type structure for North Bend’s lift truck. The second building will have a garage door and will house North Bend’s salt, mulch and more. Bev welcomed Mr. Nathan Baker, Hamilton County Planning and Zoning representative.


Mr. Baker stated a hearing is required because this is a substantial expansion with two accessory structures adding 510 square feet of space on Post Street. Neither building complies with the accessory building front yard setback of 60 feet, however, other accessory buildings on Post Street do not meet this criteria; there is no location that the northern buildings could be located on the property without a variance. With the exception of the required front yard setback, the development substantially complies with the North Bend Zoning Code and also complies with the standards for Site Plan Review. Therefore, Hamilton County Planning & Zoning staff recommends approval of this request as submitted.


He opened the hearing to questions from the Planning and Zoning Committee. Tia Ruehlman asked if Post Street was a dedicated road. Mr. Baker stated yes, it was a dedicated road. Don Karches asked if these two buildings would be built on concrete slabs. A North Bend resident asked if the buildings would be anchored to concrete. Mayor Sammons and Dave Moorman responded stating yes, both buildings would be anchored to the concrete slabs. Dave Moorman stated at this time, we cover our salt and mulch with a tarp. The building will be a safer and an aesthetically pleasing addition.
Mayor Sammons said this ties in with North Bend’s endeavors to beautify North Bend and will protect North Bend’s assets.


Bev Bolser asked if there were any more questions….and with that asked for roll call to approve the installation of two buildings on North Bend property as submitted.
